What Is Happening With the Woodlands Housing Market in October 2026?

October 19, 2026

Short answer

The Woodlands housing market in October 2026 looks steady on price and a little roomier on supply. Houston Association of Realtors (HAR) data shows a September median single-family sold price of $601,000, up 1.9% from a year earlier, with 87 closings and 406 active listings. The Township also adopted a lower 2026 tax rate.

What is the Woodlands housing market doing in October 2026?

Hey guys, here is the plain version. The HAR price-trends page for The Woodlands, which I read on October 19, 2026, shows a September median single-family sold price of $601,000, compared with $590,000 in September 2025.

That page also shows 87 closed sales in September 2026 against 89 a year earlier, and a median of 20 days on market against 21 days. Prices edged up, sales edged down, and homes that did sell moved about as fast as before.

Think of the median as a parade. Line up all 87 homes that closed by price, and the median is the 44th house in line. One mansion at the end of the parade can't drag it around, which is why I lean on it more than the average.

How does The Woodlands compare with Greater Houston?

Houston Agent Magazine, reporting HAR's monthly update on October 15, 2026, said Greater Houston recorded 7,030 closings in September, down 5.7% from a year earlier. The same report put the area-wide median at $325,000, steady year over year, and active listings at 40,192, up 6.3%.

So The Woodlands moved in the same direction as the region on supply. Listings rose in both places, and closings slipped in both. The Woodlands median sits well above the area-wide median, and that gap is the whole reason a regional headline never tells you what one street is doing.

At the end of the day, one town's numbers describe that town. Greater Houston's number is the weather report for the whole county map, not the forecast for your driveway.

Why do more listings and fewer closings matter?

HAR's Woodlands page lists 406 active single-family listings in October 2026 against 363 in October 2025, an increase of 11.8%. More homes for sale means a buyer has more places to compare before choosing one.

Here is the mechanism. When listings rise while closings hold flat or dip, homes spend more of their time waiting between showings, and sellers have to compete on price, condition and presentation instead of simply being available.

A new line for you: active listings tell you how crowded the room is; closings tell you who actually bought a ticket. Watch both. A crowded room with few tickets sold is a different market than a crowded room with a line at the door.

One honest caution. A single month of 87 sales is a small sample, and one month can move a median a lot. I would never call a trend off one report. I would call it a data point worth checking again next month.

What did The Woodlands Township do with its tax rate?

The Woodlands Township's recap of its September 3, 2026 special board meeting says the board adopted a 2026 rate of $0.1694 per $100 of taxable value, down from $0.1714 in 2025. The maintenance and operations piece passed 6-1 at $0.1594, and the debt service piece passed unanimously at $0.0100.

Community Impact reported the same votes on September 4, 2026. One flag: the Township page carries a headline banner that reads like a rate increase, but the detailed sections and the votes show a lower total rate, so I am going with the votes.

The math is small. A $0.002 drop per $100 works out to about $12 a year on a home taxed at $600,000, before exemptions. That is arithmetic, not a bill estimate. Your total bill also includes other taxing units, so ask a licensed CPA or your county appraisal district about your own situation.

What should buyers and sellers do with this?

If you are buying, more listings give you more to compare. Use the payment estimator to see your own numbers, and talk to a lender about financing, because Metro is a brokerage and not a lender.

If you are selling, a bigger crowd means your price and condition do more of the talking. Run the net proceeds worksheet first, so you know what you keep before you decide anything. I cannot promise a price or a timeline, and nobody honest can.

Bottom line: read the median, the listing count and the closings together, and check them again next month on my monthly updates page.
