Houston Housing Market Update — August 2026 | Metro Realty Partners

Houston Housing Report • August 2026

More Homes. More Balance. A Steadier Market.

Single-family sales cooled and prices held largely steady in August while inventory and days on market both ticked up — HAR's chair called it “balance remains the defining characteristic of Houston's housing market,” with buyers gaining more time to decide and sellers still holding onto relatively stable prices.

Aug '25: $421,863

Median Sales Price

Aug '25: $335,000

Alfred's read: the average climbed while the median slipped — average +1.2%, median -1.5%. Even with the 30-year rate ticking up to 6.67%, that $5,000 drop in the median actually left the typical monthly payment a little lower than a year ago. Judge your equity off the median and your subdivision, not the headline average.

54

Days on Market

Homes are averaging 54 days on market, up from 52 a year ago. Two extra days sounds like nothing — paired with elevated inventory, it's the gap between one clean offer and a price cut. Pricing and pre-listing condition carry the whole outcome now.

5.3

Months of Inventory

Houston single-family supply held flat at 5.3 months, unchanged from a year ago, while active single-family listings reached 38,947. Nationally the figure is 4.6 months, according to the National Association of Realtors®. More standing supply than the country means the buyer here has options and the seller here needs a strategy.

6.67%

30-Year Fixed Rate

Freddie Mac's average 30-year fixed rate rose to 6.67% in August, up from 6.59% a year earlier. Even so, the $5,000 drop in Houston's median price nudged the typical monthly principal-and-interest payment slightly lower than August 2025 — part of an affordability trend that's improved year-over-year in 22 of the past 25 months, outpacing the national trend of 15 of the past 24.

Where the Market Actually Moved

"The Houston market" isn't one market. August's single-family sales by price band — entry-level under $100K was the only band to grow, while every band from $150K up through $1M cooled.

$1 – $99,999
110 sales +11.1%
$100,000 – $149,999
177 sales -4.8%
$150,000 – $249,999
1,308 sales -11.3%
$250,000 – $499,999
3,949 sales -13.7%
$500,000 – $999,999
1,221 sales -16.5%
$1,000,000 & Above
334 sales -2.1%

Alfred's read: the $250K–$1M band is where most of Spring, Tomball, Cypress and The Woodlands live — and in August it cooled the hardest: down 13.7% from $250K–$500K and down 16.5% from $500K–$1M. Only the entry-level under-$100K band grew (+11.1%), while luxury over $1M eased just 2.1%. If you're selling in the middle of the market, this is the first month in a while where the pullback wasn't limited to one price point — it showed up across the board. That makes accurate pricing and pre-listing condition the whole game right now.

Months of inventory rose from 8.1 to 8.8, and pending sales fell 8.0% (439 → 404) — attached product keeps loosening on nearly every axis. If you own a townhome or condo, this is the month to price against today's market, not last year's comp.
