Income-Based Homeownership · Northwest Houston

Strong income. Bruised credit. You can still own.

A non-traditional path to homeownership for buyers the banks turn away — based on your income, not your credit score. Self-employed, 1099, commission, business owner? This was built for you.

Here's what income-based homeownership really means: it's not about your credit score. With provable income and the required funds, you can qualify — based on what you earn. What underwriting decides is how much you qualify for — your income and existing debts set that, and it may be less than you hoped. The one non-negotiable: a minimum 10% down plus closing costs.

Disclosure: Metro Realty Partners Group has a marketing relationship with Equidad Homes (JTMKJS Group, LLC) and EQH Financial, LLC (NMLS #2832795), and shares the cost of advertising this program. You are not required to use Equidad Homes or EQH Financial. Other homes, sellers, and financing providers are available, and your agent will present the options they believe are in your best interest. No party pays another for referrals.
Read this before you fill anything out

No money + no credit is not a plan. It's a wish.

Let's be blunt, because it respects your time and ours: this is non-traditional financing. It opens the door when your credit can't — but only if you bring real money to the table.

!
You need at least 10% of the purchase price for a down payment — and that's the floor, not the goal. More down typically means a better rate.
!
That's on top of closing costs, which you also cover. Plan for both.
!
The funds can be yours or accessible — savings, or gift funds from family. If you can get your hands on it, we'll help you map the options. We make things happen.
✕
But if you have bad credit AND no access to funds, this isn't realistic yet — and we won't pretend otherwise. The honest first move is to repair your credit and build your down payment. Come back when you're ready; we'll be here.
Who this is for

Built for one kind of buyer — be honest about which side you're on.

This is for you if…

You earn it — the bank just can't see it.

  • You make a strong, provable income (self-employed, 1099, commission, business owner, cash-heavy trade).
  • Your credit took hits, but your earning power is real.
  • You have — or can access — 10% down plus closing costs.
  • You're ready to treat this as a 2–3 year bridge, not a forever loan.
This is NOT for you if…

You're hoping the money shows up later.

  • You have no down payment and no way to access one.
  • You can't document your income.
  • You want the lowest possible rate today (that's a bank's job — go there if you qualify).
  • You're not willing to work on your credit to refinance out later.

How it works

A simple, transparent path — with me at the table for you.

You work with me as your agent and representation. The financing comes through Equidad Homes — my exclusive financing partner for this program — with licensed loan origination by EQH Financial, NMLS #2832795, funded by their network of private investors. Here's the flow:

The whole path in 90 seconds

The whole path in 90 seconds.

Apply & prove your income

You complete Equidad's application and provide income documentation. There's no credit-score minimum — but your existing debts affect the amount you qualify for, not whether you're in.

Get a real pre-approval

They underwrite your income and issue a pre-approval for a price you can actually afford — their underwriting won't let you overcommit, even if you want to.

We go shopping — any home on the market

I represent you and we find the right home, negotiate, inspect, and order an appraisal — same protections as any traditional purchase.

Equidad purchases it

With your down payment as "skin in the game," Equidad buys the home at closing — a normal 30–45 day timeline.

They owner-finance it to you

You move in as the owner on simple, agreed terms — no balloons, no prepayment penalties.

You repair credit & refinance out

The whole point: build your credit, then refinance into a conventional loan at a better rate. In and out — by design.

You're a real owner

Your name on the deed. A real owner's rights and protections.

This isn't renting in disguise. At closing you take ownership on agreed terms — and you get the protections that come with it. Here's exactly what that means.

You're a normal homeowner — your rights

You're a normal homeowner — your rights.

Your protections

Your protections, in plain English.

No hidden traps

The terms, in the open.

Non-traditional doesn't mean predatory. Here's exactly how Equidad's program works — ask us anything.

Income, not credit — how approval works

Income, not credit — how the approval amount is set.

Down payment
10% minimum

The floor to get in. More down typically earns a better rate — your "skin in the game."

Interest rate
~8%–11% APR

Higher than a bank because it's private money taking the risk banks won't. The fix is your refinance exit — see below.

Illustrative ~8%–11% APR; actual rate set by EQH Financial (NMLS #2832795) at underwriting. Not an offer or commitment to lend.

The fine print
No balloons. No prepayment penalty.

Pay it down or refinance out whenever you're ready — no traps for doing the right thing.

Approval amount
Set by income & debts

You qualify based on your income — but your income and outstanding debts decide how much. Want $350K but qualify for $300K? They hold the line, to set you up to succeed, not stretch.

Timeline
30–45 days

Same as any standard purchase, once you're under contract.

Your protection
Inspection + appraisal

We inspect, negotiate repairs, and order an appraisal — you get the same safeguards as a traditional buyer.

The part nobody else will tell you

This program is a bridge — not a destination.

An 8–11% rate is the cost of getting in the door now instead of renting for three more years. But you should not stay there. The smartest money move you'll make isn't this loan — it's repairing your credit while you own.

Every month you build payment history and fix what's hurting your score, you get closer to a conventional refinance at a far lower rate. That refinance is where the real, long-term savings live — often tens of thousands of dollars over the life of the loan.

So here's the deal we make with you: we help you get in, and we help you build the plan to get out — into bank financing — as fast as your credit allows. Income qualifies you. Credit frees you.

We're a real estate brokerage, not a credit-repair company — we'll point you toward reputable resources and build the timeline with you, but we don't provide credit-repair services or guarantee score results.

Maybe you don't even need this program

Maybe you don't even need this program — I'll tell you.

Your car payment might be costing you a house

Your car payment might be costing you a house.

The cost of waiting

Yes, this costs money up front. Renting costs you everything — forever.

Keep renting

0% ROI

Every payment buys your landlord's equity. Three more years of rent is money you will never see again, no appreciation, no tax benefit, no asset at the end. Your credit doesn't improve from paying rent, either.

Own through this program

Your asset

Your down payment buys you a home and a foothold. You build equity, you build credit, and you set up the refinance that drops your rate. The up-front cost is an investment in an asset you keep — not a receipt you throw away.

Rent & wait vs. own now

Questions people actually ask

Rapid-fire FAQ

Rapid-fire FAQ — the rest, answered fast.

How does income-based approval work?

It's built around your income, not your credit score. With provable income and the required funds (10% down + closing costs), you can qualify — but nothing is automatic. Your income and existing debts decide how much you qualify for, which may be less than the price you first had in mind. Without the required funds, there's nothing to approve.

Why is the rate higher than a bank?

Because it's private money taking on risk a bank won't. That's the trade for getting in now. The plan is to repair your credit and refinance into a conventional loan — that's where the long-term savings come from.

Can the down payment be a gift?

Often yes — gift funds from family are a common, legitimate source. If you can get your hands on the 10% plus closing costs, we'll help you map the options.

Am I locked in forever?

No. No balloons, no prepayment penalties. The entire design is to get you in, build your credit, and refinance out into better financing as soon as you qualify.

Who actually owns the home?

Equidad purchases the home and owner-finances it to you on agreed terms, so you take ownership and live there as the owner. I represent you through the whole transaction — including inspection and appraisal.

The fine print, out loud

The candid risk talk most people won't give you — nothing buried.

What happens if you stop paying

If you stop paying — the Texas foreclosure process, notice, and your right to cure.

Due-on-sale

Due-on-sale — explained plainly.
