Opening

They've already heard your name + Metro. You may be following Ali/Alex, or calling fresh. Confident, warm, agent-to-buyer.
“Hi {name}, this is Alfred Castillo with Metro Realty Partners. You reached out about new-home builder incentives in the Cypress area — I'm the agent who actually puts these deals together, so I wanted to connect with you personally.”
If they spoke with my team already
“I know you already connected with my team — so I won't make you repeat everything. I just want to pick up where you left off and make sure you've got what you need from here.”
If this is first contact
“We may not have spoken yet, but you'd requested info on the builder programs out here, so I'm reaching out directly to help you make sense of it. Got a couple minutes?”
→ Then tap Confirm.

Confirm Receipt + Frame the Call

If yes, got the link
“Perfect. That link is your starting point — but the real value is me tailoring it to you. Mind if I take a couple minutes to walk you through how I work and what the next step looks like?”
If they haven't seen it
“No problem — it's the text from this number, tap it whenever. Let me give you the quick version of what it is and how I help, then you can dig in when you're ready.”
“Who is this? / don't remember”
“Totally fair. You'd filled out a quick form about new-construction deals in the Cypress area. I'm Alfred — I've represented buyers out here for 23+ years, and I help you land the best builder incentives at no cost to you. Worth two minutes?”

The Website + Questionnaire

“That webpage lays out the builder programs across the area at a high level. What I want is for you to fill out the short questionnaire at the bottom — which builders, the type of home, and the incentives that matter most to you.”
“Once I have that, I build your custom side-by-side list, pull the current incentives on each, and map out a visit plan — so you only spend time on the communities actually worth seeing.”
Reminder: They complete the questionnaire on their own time. Your job on the call is to make sure they know it exists and to start gauging their timeline (you'll do that in Qualify).

Invite the Buyer's Representation Video

The agent piece. Invite, don't lecture. Frame representation as protection + that it's typically free to them.
“One thing I always send before we go see anything is a short video on Buyer's Representation. It explains, in about {video_length}, why having someone on your side — not the builder's sales rep — is how buyers actually get every incentive and protect themselves at the table.”
“Here's the key part: in most new-construction deals the builder pays my commission, so having me represent you typically costs you nothing out of pocket. The video walks through how that works and the simple written representation agreement we'd put in place before we tour — my compensation is always spelled out there, and it's negotiable.”
Send the video link by text after the call → {video_link}. Keep it framed as education + protection, never a hard sell.
→ Watch for buying-intent signals; if they're warm, go to Qualify.

Qualify the Timeline

Goal — are they a ~60-day buyer or a few-months-out new-construction buyer? Listen more than you talk.
“Let me ask a couple quick things so I point you the right way. Are you looking to be in a new home within the next 60 days or so — or is this more of a ‘next few months, exploring our options' kind of timeline?”
Ready — within ~60 days
“Great — then let's not waste your time online. Let's get a few communities on the calendar this week so you can see them in person and I'll have the live incentives in hand. Are weekdays or weekends better for you?” (→ Set Visit)
New construction, a few months out
“Perfect — new construction is ideal on that timeline. Spec / quick-move-in homes and incentives change constantly, so we position you early. Let's get the questionnaire done and I'll start tracking the programs that fit you, so you're ready to move when the right deal hits.”
Just researching / no timeline
“No pressure at all. Fill out the questionnaire and watch the video when you get a chance, and I'll keep an eye out. When something genuinely good comes up that matches you, I'll flag it — no spam.”
Don't run a financing conversation as if you set rates — we're a brokerage, not a lender. You can ask if they've talked to a lender yet and offer to connect them to one, but never quote, promise, or guarantee rates, approval, or savings.

Set the Visit

The whole point for ready buyers. Lock a day, even tentative.
“Here's what I'd suggest: pick a day, I'll line up 3–4 communities that match what you told me, and we'll knock them out in one trip — I'll have the current incentives in hand before we even pull up. Does a weekday evening or Saturday morning work better?”
“Before we head out, I'll send over that buyer-representation video and the simple agreement so you're fully comfortable with how I work and how I'm paid — takes about two minutes.”
Confirm: day/time · meeting point or first community · that they'll watch the video / sign the rep agreement before touring. Then add to pipeline + calendar.

“Perfect, {name}. So here's the plan: I'll text you the link, the questionnaire, and the short buyer-rep video. You fill out the questionnaire when you get a minute — and we're set for {day} to go see a few communities (or: and I'll reach back out as soon as I've built your custom list). Sound good?”
